HOMEBUYER CHECKLIST


  • Loan application completed in full.
  • Past two years W-2's or 1099's.
  • One months worth of current pay stubs from all current employers.
  • Names and complete addresses of all employers for the past two years.
  • Names, addresses, and account numbers of all mortgage companies for current real estate owned and an real estate sold within the last twelve months. If the lender does not rate the payment history on the Verification of Mortgage, we will require twelve months canceled checks or bank statements showing the payment.
  • HUD-1 Settlement Statements on any properties sold within the last twelve months.
  • Lease agreements on any rental properties.
  • Deeds of Reconveyance on any properties owned free and clear.
  • Drivers license and Social Security card.
  • Current bank statements on all bank accounts.
  • Names, addresses and account numbers on all open credit even if there is a zero balance. Include student loans, auto loans, credit cards and Installment loans.
  • Name, address and phone number of landlord current and past.
  • Proof of stocks, bonds, cd's etc.... If they are to be used for down payment purposes.
  • Gift letter - needs to be signed and dated by the relative giving gift and the letter needs to state the relationship, the amount of the gift and not to be repaid. We also need to obtain a copy of the gift check when it is received.
  • Divorce decree - complete to include property settlement agreement, If applicable.
  • Child care expense letter.
  • Bankruptcy papers to include schedule A and a detailed letter of explanation.

  • If any of the following applies to you, please bring in the additional documentation required:

  • Evidence of other income if you wish to disclose such part-time employment, etc.
  • Child support income we will need a court printout showing a twelve month history of receipt or twelve months canceled checks.
  • Disability income need the the award statement and copies of current checks.
  • Note income - we need a copy of the Note and a copy of the check. Note income needs to have a minimum of 36 months remaining in order to be used as income.
  • Pension - copy of check and W2P's.
  • Social Security - social security awards letter and a copy of the check.

  • If any of the above are directly deposited into bank accounts, please provide current bank statements showing these deposits.

    Self employed borrowers need to provide the following:

  • Current profit and loss statement on business (certified to be true and correct to the best of your knowledge, signed and dated). If it is a VA or conventional loan transaction, the profit and loss statement must be account prepared.
  • Two years completed tax returns, signed and dated.

  • If income is from a partnership, we must have:

  • Two years complete individual tax returns, signed and dated.
  • Two years partnership returns to include K-1's, signed and dated.
  • Current profit and loss statement on partnership.

  • For Veteran transactions we require:

  • Original Certificate of eligibility, if available.
  • DD214 or in service statement, if available.
  • If in service, also obtain off base housing authorization statement from commanding officer.
  • We want to make your loan process as smooth and worry free as possible. You can help us expedite your loan process by providing the listed information and letting us do all the work. Your loan officer can answer your questions on your loan status as the processing time progresses. However, status calls can interrupt the processing of loans and until all items required are in, we cannot give an accurate account of your loan.
